Is Westmere a real estate brokerage?+
No. Westmere manages the mobility assignment and can source and compare appropriate housing paths. Where registered real-estate representation, brokerage-controlled access or inventory, negotiation, documentation or other regulated transaction services are required, an independent RECO-registered brokerage handles that work.
How does Westmere handle housing — and does it earn a lease commission?+
Westmere is inventory-agnostic. We source and compare appropriate housing paths across managed furnished operators, corporate-housing providers and brokerage inventory, then recommend the path that best fits the assignment. The provider controlling the selected property handles its contracting process, and regulated representation, access, negotiation, documentation or booking remains with the appropriately registered or licensed provider where required. Westmere’s fee is for assignment management; we do not have a property inventory or commission incentive pushing the executive toward one housing channel.
What if the executive already has a broker or relocation provider?+
That is completely fine. Westmere can coordinate alongside an existing brokerage, relocation company, immigration counsel, mover or other appointed specialist. We do not need to replace an existing provider to manage the overall Toronto assignment.
What if the assignment requires specialist support?+
Where an assignment requires an independent specialist, Westmere can coordinate with an employer-appointed adviser or help connect the assignment with an appropriate provider where needed. Professional advice, eligibility decisions, onboarding, documentation and regulated services remain directly with the relevant provider.
What happens after the first 14 days?+
Westmere moves into a dormant monitoring phase. There is no routine lifestyle or household concierge. Defined triggers — such as an extension, housing change, major provider issue or departure — reactivate the assignment, and material new work is scoped and approved before execution.
Can Westmere coordinate serviced residences, corporate housing or hotels?+
Yes. Westmere can define the assignment requirements and coordinate timing and logistics with appropriate temporary-accommodation providers. Where booking or sale of accommodation requires Ontario travel-industry registration, the client books directly with the provider or through an appropriately registered partner.
How is Westmere priced?+
Westmere charges a fixed assignment-management fee based on scope, household complexity, timing and the level of support required. The fee is agreed before the engagement begins. Third-party costs such as housing, moving, transportation and household services are separate and are generally paid directly to the relevant provider. Westmere does not add undisclosed markups to those costs.
When should Westmere be brought into an assignment?+
As early as practical. Thirty to sixty days before arrival gives more room for planning and coordinated setup, but Westmere can also assess shorter-lead-time assignments when timing is compressed. After arrival stabilization, the assignment moves dormant and reactivates for defined mobility events and the departure phase.
